  • 1.  Building a new facility Near New Small Home Subdivisions: Insights and Recommendations?

    Does anyone have recommendations or experience building a smaller (10-20k NRSF) facility (thinking of 100% non-climate to keep development costs and rental rates at the lower end) near new / recently built subdivisions of small homes (under 1,600 sq ft) without garages, aimed at first-time, moderate-income buyers? thanks in advance

    I am sure everyone is different.   But for me,  my best customers (pay every month on time and stay for long periods of time) are folks who are down sizing to my area.  The second best customer that I have are building a new home and might rent several units,  then downsize to a single unit when the house is ready.

    Make sure to do an exhaustive market study in your area before spending any significant money. 

    The biggest mistake I'm seeing right now is the mass dumping of newly constructed units into saturated markets that can't handle any new storage. 

    A lot of that is coming from the coffee shop chatter during and after covid when everyone was moving and every storage facility was full with a waitlist. 

    Now we have a frozen housing market with very little migration. Our facilities are hanging in there at 85 to 90% occupancy, but the phone is barely ringing due to very low current demand for storage.
