Make sure to do an exhaustive market study in your area before spending any significant money.
The biggest mistake I'm seeing right now is the mass dumping of newly constructed units into saturated markets that can't handle any new storage.
A lot of that is coming from the coffee shop chatter during and after covid when everyone was moving and every storage facility was full with a waitlist.
Now we have a frozen housing market with very little migration. Our facilities are hanging in there at 85 to 90% occupancy, but the phone is barely ringing due to very low current demand for storage.
