I have 2 tenants that never pay the full amount on rent. They pay in chunks, but there is always money left to pay, which they pay the next month. I have over locked them, but I don't even think they come to the units. It is just something they pay, as much as they can for that month. Calling, texting and emailing them does nothing.
Should I send them an official letter stating they need to pay full amount, or they can vacate the unit?
What are some best practices to tackle this?
