Let's talk about self storage.

I have 2 tenants that never pay the full amount on rent. They pay in chunks, but there is always money left to pay, which they pay the next month. I have over locked them, but I don't even think they come to the units. It is just something they pay, as much as they can for that month. Calling, texting and emailing them does nothing.
Should I send them an official letter stating they need to pay full amount, or they can vacate the unit? 
What are some best practices to tackle this?

Same as Thomas...I'm fine with partial payments because they are considered late payments when the next late fee date rolls around. I don't waive the late fees so they are always paying more for the unit than they would if they paid in full every month. Ok by me :)

My experience has been.  The sooner the lien process is started the sooner the owner gets paid.  Remember there is a clause in the TSSA official lease that says, "a partial payment will not stop the auction"
