  • 1.  Semi truck parking thoughts

    Good morning all,

    My storage business is located in Manor, an suburb on Austin's east side.  I have a 2.5 acre uncovered boat/rv storage yard on my 18 acres which is slowly renting up.  I do not allow commercial vehicle customers on the boat/rv yard as I think it's bad to mix those two types of customers. 

    Therefore I'm considering building out a separate 4 acre yard on the property for the semi truck, 18 wheeler type customers. So far my research has turned up the following dos and don'ts: 1. No overnight rentals, one month minimum.  2. One space size: 12'x73', with 75' driveways.  3. Code-in, code-out, 24/7 gate access.  4. ONLY tire repairs are allowed.  5. No hazmat or flammable materials allowed.  6. LED lights and cameras throughout yard.

    I'd love to hear any thoughts on the idea.

    At Imperial Storage our gate hours are 7am to 9pm CST.
    But for those who have a need to access after hours, we charge a premium and give them 24 hour access.

    This is a hot area of growth.  I am sure everyone is seeing a number of 18 wheelers parked on the side of the road - that's dangerous.  There is a bill with support from both sides to provide funding to private individuals to create overnight parking for these trucks.  Let's call it a truck hotel, but the driver sleeps in their truck.  The Government (you & I) will fund the property, environmental hookups for the trucks to be turned off and the cabin heated or cooled.  Bathroom / showers etc.  The government pays for it ALL.  You do the work.  The only catch is you have to hold it for 10 years before selling it.

    I am a commercial realtor as well as storage unit owner living off hwy 287 and I am getting 2 - 3 calls every weekk from people looking for just type of thing.

    So, if you have extra area and can "Fence" it off from your storage unit business, you can collect rent each night.  The current going rate at the truck stop is $35 / night. (Which is why the trucks are parked at every overpass).

    Hi Mr. Kent and Mr. Fisher,

    Thanks so much for each of your thoughts.   

    I also restrict the boat/rv customers to 5am-11pm to minimize trouble.  The truckers need access 24/7 though.

    I wasn't aware of the govt. efforts to accommodate the overnight truckers.  Yes, certainly an issue.   But I hear the overnighters are the most problematic.

    Truck stops are allowing 2 hr parking with fuel.  They rent the parking spots in 8 hr increments which is done online.  Drivers have a mandated 8 hour down time each day.  So while some may be overnight, others will be during the day.  I would expect that once the law is passed (Expected this Nov), states will make it illegal to park on the roadside / shoulders.

    In theory, you could have the same space rented 3 times per day.  The control of the space being occupied is the online rental for start time / end time of the "environmental" heating or cooling units for the cab.

    I would not want this in my storage area.  But if you had adjoining land a fence could be put up to separate the 2 entities.

    Mr. Kent,

    Thanks for that additional info.  Sounds intriguing.  

    I did a bit of digging and it appears the facilities that tap into this federal money would not be allowed to charge the truckers anything.  Not going to work for me I'm afraid.  Correct me if I'm wrong.

    There would have to be charges for the parking otherwise no one would build out even with federal monies.
