I've used it in the past (it was a long time ago). It worked well to seal up small roof leaks where the grommets on the screws had deteriorated. It also keeps the roofs much cooler. As I recall, they were giving a 10-15 year warranty on the product.
I would talk to some local roofing experts and get customer referrals before choosing.
