    Hey folks, I'm researching the issues self-storage owners/operators have with cooling costs in Texas heat. 

    • Curious how AC usage impacts your electricity bills?
    • What roofing materials/insulation you're using?
    • Generally, how does the sun's heat impact your bottom line?

    So, I'm eager to talk with members here about your experiences.

    Why?
    Background: I'm with a startup that makes a reflective coating that blocks 97% of the sun's heat. 
    So far, we've worked with refrigerated trucking companies to:

    • Lower internal temps by over 10°F
    • Cut AC cooling costs by 20%
    • Deliver an ROI in under 18 months

    I have 17,250 sq ft in climate control area. 31,350 sq ft total not including the boat / RV cover. Lots of lighting (LED). My biggest bill last year was $700 and my lowest was $150. Below are my avg's for the last 8 years.

    @Thomas Kent, much appreciated. 
    I checked out your facility on maps and saw you've got white roofs; smart because this must help cut cooling costs. 

    OK, if I hear some more about the expansion in 2021:

    • See your costs have steadily declined from '22 through '24 - Thoughts on why that is?
    • Did your builders talk you through options for saving on energy?
    • Are steel roofs coated, or are they a different material?
    • Any ideas on the 'r' value of the insulation?

    2021 expansion was a 13,200 sg ft added. 7,150 in AC. ALL climate control area is encased with 2" of closed cell. ALL non climate is encased in 1" closed cell foam. The drop in KWh use I attribute to the replacement of a bad AC unit.
