  • 1.  POSSIBLE TENANT ABANDONMENT

    I have a tenant that has been late 11 months out of 15 months.  He generally pays by between the 15th & 20th of the month.  However, we have not received June's rent with a promise to pay by the 27th.  It is now July and still has not paid.  I have tried contacting him since June 26 to confirm payment for the 27th, no reply.  I have contacted him three times since then (by calling - unable to leave a voice mail; texting, & email); all of which there's been no response.  Red locked unit this morning and his boat is gone, only a piece of rope like a pully and another item that is not supposed to be in the unit.  My question is, does this appear like the tenant has vacated/abandoned his unit?  Would I be safe in sending a letter to tenant stating due to our findings of the unit and the no response from him that we are moving him out?

    Did you have him locked out at the gate?

    Since he vacated the unit and will not respond to your messages, yes you are safe to assume he moved out.  Based on your experience with him, you probably don't want him back.
