Let's talk about self storage.

Interested to see what tenant protection/insurance y'all offer. We were lucky that we didn't have major flooding, but some of our units did get a little wet. Are there any protection/insurance products out there that cover flooding or natural disasters for tenants or are these plans primarily in place for possible theft of a unit. I'm asking from a tenants perspective, not the owner policy/plan.

I have looked high and low for a tenant ins/protection plan that covers flood. There are a few that claim they do but when you do the deep dive, you realize there are low caps and some of your tenants would only be partially covered, etc. My facility has flooded twice before and I am not comfortable offering/referring our tenants to a product that won't fully cover a flood event. I keep hoping for a company to come out with a good policy on this but we live near the gulf so I'm not holding my breath.
