    Hello everyone,

    We have been in the Self Storage business since 1977 and have never sold tenant insurance. We never were interested , just for the fact we never wanted to be involved and have such a headache.  I know times have changed and we are very late on this, but wanted some honest opinions from facility owners/managers.  I know the commission looks good, and it looks like Sitelink (the software we use) has it integrated, but is it a nightmare? And which insurance company would someone recommend?

    Here is my take after 30 years of experience in managing thousands of units for many owners. Tenant contents insurance can be a benefit to both the owner and the tenant. The manager role is important in understanding how to present it. If the manager is not on board, then your new customers will sense that hesitancy and decline the coverage. One key is good training of your manager in how to present the coverage. This training is done by the better insurance providers.  I suggest you contact several of the providers to get their presentation on what losses they cover, deductibles, premium to tenant; split to owner and their claims processing process,  % of claims actually paid out and how they train your manager. Most owners who try offering contents insurance gravitate to requiring all new prospective tenants to show proof of coverage from their homeowners policy. If the new tenant does not have proof of coverage , then the owner requires the tenant to buy the tenant contents insurance. If your facility ever has a major covered loss like a fire or break-ins, then having tenant contents insurance takes heat off the manager and owner, since the impacted tenants can file a claim.

    In August we made the decision to require all customers to have contents coverage unless they brought in proof of coverage.  Minimal coverage is $2500 for $15/month.  Very little pushback from customers.  It's a benefit for them and the owner.  If the unfortunate happens, the customer has someone to help.  

    Economically, it is extra revenue for the facility.(and with the rate competition in the market today we all need extra revenue).   There are several companies out there that provide plans and do a rev share with the owner.  We use Store Edge management software.  The enrollment and onboarding were seamless.  We use Damon Emerson 717-870-9572 with Store Suite for the contents coverage.
