Just an idea. Since we have a lot of online customers, I have entered language in the special provisions of the lease that tenant is required to deliver a completed tenant information sheet and driver license, or their access code will be disabled.

Subject: Tenant broke trust
I made a mistake and trusted a tenant. I signed him up online over the phone myself and got all the information except for copy of his drivers license and he is from a different state. He said he would send his drivers license to me and he didn't. He has signed the lease agreement but refuses to send his license. So I don't have a government ID on him. Do I have a recourse? I have a feeling like he's going to only be staying to the end of April. But if he stays into May, I was thinking of locking him out until I can get the drivers license or government ID. I would appreciate knowledgeable information regarding this if anyone has had experience. I will not be allowing anyone to ever get access again without ID.
Thank you for your consideration,
Dawn Tucker
