  • 1.  Storing Vehicles in Drive Up Units

    What do I need to know about tenants wanting to store vehicles in units? This is an owned, functioning vehicle. Have someone else wanting to store an owned, non-functioning vehicle.

    Our rules for storing autos is :

    1. I must be running , we don't want junkers. They make the facility look bad
    2. We ask for copy of title. If they default the tile will show a lien holder if any.  
    3. The title must be in name of person renting unit. 
    4. The vehicle must be insured. We get a copy. If it's not worth insurancing there is a higher chance the customer will default. 
    5. If it's going to be parked inside a unit they must put a trip pad (check Chateau) under the car

    We basically do the same thing as Doug, we also use the TSSA  Addendum form ADD-10. And I believe as of August of 2024 , you are supposed to charge sales tax for vehicle or trailer storage.

    Another thought on cars in storage.  If you find one in a unit and didn't know it was there get the VIN and go to Publicdata.com (a pay site, but inexpensive) to find the ownership.  If the owner is an insurance company it is probably stolen, and they paid a claim for it to be in their name.  DO NOT CALL THE POLICE.  If you do they will come out and ask to see the vehicle.  Once they identify it as stolen they will impound it and you get NOTHING.  Instead send the insurance company a certified letter return receipt requested stating your intention to sell the vehicle to satisfy your storage lien.  They might try to bully you into giving it up without payment.  Don't fall for that you have a priority lien.  Tell them they can bring account current and claim the car.  The big point here is if the police come out and identify something through visual inspection they will impound.  I lost the first car to the police.  The next two I collected.
