1) sorry to hear about this
2) let the renter know they can clean out the units if they are current and move out. No problem and with them well.
3) if they are saying it's now your problem…best is to get them to sign the form that says they are abandoning the unit. With that you can take the stuff and do whatever you want. If it is junk you have to haul off and or get rid of let the customer know you will remove and will charge their account a cleaning junk removal fee. If they can't pay for that it's too bad as you'll have to turn in their account balance to the collection agency and it will hit their credit. These are their costs not yours.
4) if there is value, with the abandoned letter (letter is best but verbal conversation and documented notes in your system saying “they are abandoning the unit” is ok for me). Then sell the units and get what you can.
Sorry this happened but in short clear the units as fast as you can so someone else can rent.
