    I am going to lower my rates do to the market.  Do I notify all the current tenants or just change their rate.  I want to be fair to the current tenants that I have and keep them from moving.

    I suggest you leave tenant rates as they are, unless you have a tenant ask if rate could be lowered to current street rate.  The fact that market rates on vacant units fluctuate above or below what your tenants are paying is not an indication of fairness. It is fair to charge each tenant the amount the tenant agreed to per their lease.

    Think of rental rates like seats on the airplane.  Everyone on the plane could be paying a different rate based on when they bought the ticket and if they got extras i.e. extra bags, boarding time, etc. If it is a day before departure and there are lots of seats the price goes down.  If there are only a few the price goes up.
