  • 1.  Property Manager Salary

    I've recently been reviewing our managers' compensation and comparing it to regional, state, and national averages. For instance, ChatGPT referenced an average annual salary of $121K for self-storage facility managers, . While I understand this figure might be on the higher end, it prompted me to assess how our offerings measure up.

    Our current manager salaries are notably below this average. I'm curious to know if any of you are in a similar situation or if you're offering compensation closer to these benchmarks. Even approaching half of that average would be a significant step forward.

    Not sure I would consider the national average as a guide for my own store. That takes into account many variables including higher cost of living areas. I would narrow my search to the area where my store is and go from there. When I did a ChatGPT search for the Houston area, it came out at with what seems reasonable for our area, which is about half the national rate when you include bonuses. Just my thoughts on it. I'm sure others have different thoughts.

    We're a small/medium management company primarily focused on the Houston and DFW markets... but we're as far north as Kansas and our pay varies by property/position. There really isn't a formula or a narrative we're sticking to other than we can only pay what the properties can afford. It comes with it's own pros and cons. I was just guaging the accuracy of salary.com, glassdoor etc... they have metrics on this but are these salaries for 1,000 unit properties? Are they owner/operators? I've heard of owner operators paying themselves $10k/month which puts them in that ballpark but i can tell you that our managers are hovering around the $15-$17/hour mark which is significantly less than the national annual average.

    I would think that 121k is for an area manager, not a self-storage manager of one site. That seems very high in my opinion. I would offer a base hourly rate, add a bonus plan, and provide benefits if possible.
