Let's talk about self storage.

Hi all, Does anyone have or know someone that has Laundromat / washateria experience ?

I am trying to get creative with a 1 acre site that checks all the boxes for a self storage development however City requirements (water and sewer extensions) will push my costs up and since site is small it's tough to get it to "pencil out".

 Thinking of putting a self service laundry at entrance to make the deal more attractive...3k SF retail space with 2k for the laundry and 1 k as a lease space. Not sure if can get approved but would be advantageous if I can use one of the restrooms of the retail space to cover the requirement for the storage facility...
