Matt --- It is a great question and off line I can give you some of the groups I work with that can do a design build. On this thread, for others too, you want to spend as little money as possible when making your decisions. The design build is down the line. 1) Do you have a site chosen? Is the cost compatable with the product type? 2) Do you know what product type to build and why? 3) How large is the right facility? What is the overall budget? These and other questions are answered through a feasibility study. Remember I discussed costs? You can have a modified feasibility study to just determine if what you are considering is even practical without spending much money.
Also, a GC and a design build requires a Civil Engineer for any size project and may require an architect for anything inside a city limit or anything substantial. A design build needs to start with basic information first. As mentioned, it is down the line.
I hope this is not too much, but it is the right path. I can discuss more at your convenience and there are others who could also provide thoughts.

Subject: General Contractor Fees for Design Build Project
Hi - Does anyone have any experience using a GC to design/build their facility? If so, would you be willing to share what the fee structure looked like?
