We have been paying for local newspaper advertisements, but they are pretty expensive.
Do any of you happen to know if the Bid13 public lien notices would satisfy the lien advertisement requirement in TX?

Do you mean using an estate sale company instead of conducting an auction? That's not allowed; an auction must be conducted to clear out the unit.
Self-storage is defined as not having "care, custody, or control" of the tenant's unit. To take over custody, we must follow the TSSA guidelines.
That said, if a tenant signs an abandonment form, you can choose to use an estate sale company to empty the unit if that works for you.

Thank you so much Vianney. Regarding auction vs. estate sale company. If the tenant is still alive and I know this, are we NOT ALLOWED to use estate sale companies? Seems to be a more streamlined process.

Answer: There is no set day past due that you must wait to begin the auction process, but a good rule of thumb would be around 45 days. Any further out than that, the balance can get too big and become overwhelming to the tenant. Eviction and auction are two different things. Eviction involves the courts, while auctions can be done "in-house." Here is the Self-Storage Foreclosure: Step-by-Step Procedures, found on txssa.org.
Questions: We send out delinquent letters and overlock info. Where we are required to post if we are auctioning.
Answer: We "must use a newspaper of general circulation in the county where the self-service storage facility is located."
Question: Do you auction or deal with estate people?
Answer: It depends. If someone is past due, you would auction them. If someone is current and the "estate people" have documentation proving they are, in fact, in charge of the estate, then you can work with them.
Question: Do you do online or in person auctions? Recommendation for who to contact for auctions?
Answer: We use online, but you can do either one. You can use the Vendor Locator provided by TSSA.
