    What Cap Rates are you seeing to estimate the Market Value for Storage Facilities. I realize there are many factors involved, just trying to get an idea.

    4-8% But it depends of course. Every facility is different. Today’s cap rate based on actuals might be 4.5% but the 2 year proforma might show 6.5%. This will have the buyer take a closer look to see if they feel your proforma is doable with your location and other market conditions. Talk to the brokers you meet at conference they will have real time info. Getting a BOV Broker Opinion of Value is a really good way to understand your value today and what you need to do to grow that value. Good luck. JMc
