What is the process if an auction was canceled after it was sold due to the wrong pictures being posted?  Do you have to start the process from the beginning, send out a Notice of claim, post the auction in the newspaper...

I assume you mean this was an online auction and that the error was caught before the bidder/buyer paid for and retrieved the property.

You should send a new Notice of Claim and start the process completely over only if the original specified the date and ending time of the sale. If you sent that notice of public sale with the details  separately, you can pick up from that point (just send new start and end date/time of the sale) and the original claim notice could still stand. You will have to run your two ads again, though. And end the new auction no sooner than 15 days after the first ad runs and send the tenant a new notice with the ending date/time of the new auction sale.

In our experience, we have to start the entire auction process over for instances like this. I could be wrong but that is how my team, and I interpreted the GoldBook.
