    I am selling my facility off the downtown area of Dallas, Texas, located within the Deep Ellum Entertainment District.  The land value has far eclipsed the value of the facility, as an income producing property.  (search: Covered Land Play).  

    I paid $5/SF for the land in 1999.  I built in 2004.  I have been offered over the years (to the land) $15/SF, $35/SF, $55/SF, and $85/SF (as of four years ago).  I am asking $115/SF.  This is not the crest of the appreciating land.  Dallas is out of vacant land and is going vertical.  Zoned for 20 stories, similar land in and around downtown tops out at $375/SF.  I am leaving a lot of speculative upside (+/-$260/SF) on the table for the next guy.  That's the brass tacks.
