  • 1.  RV's left by previous ownership of business

    I took over a RV, boat & trailer storage facility last September. The previous owner of the business gave me names and numbers of all of the existing renters. I have had a few that have not returned my calls or the number has been disconnected. Of those people I have tried to match RV's with owners and have it down to two RV's I cannot get Information on. 

    I have first tried several times with the previous owner of the business and with the last two RV's he said he had no idea who they belonged too. Most certainly strange to say the least. 10 months later I still have the two RVs on site but am really sick of looking at them due to the condition both are in. 

    I have since changed up how people can bring in their RV's due to this. I do not allow anyone without proper paperwork that they own and have insurance on said RV, Boat or trailer but since I took over the operation I was left with 20 plus tenants with little to no information. I have found all but two and allowed the ones to leave that do not want to sign a lease agreement or that do not like to pay their rent. 

    The last of these RV's (two of them) do not have VIN's or any information regarding who owns them. They also look like they were lived in at some point, both left unlocked. Personal belongings all throughout the two units. I did find a lady's name and Texas cosmetology license inside. I have ran her information with the cosmetology board and they tell me she didn't renew and has nothing else on her. So I did more digging on this lady and she has more problems with staying out of jail due to drug issues than I want to deal with. I followed her for about 4 years of her life with an ex-husband, potential roommates and drug dealers. I will not call another dealer by accident, I have had my cell number for 20 plus years and just do not want to know that much information.

    The RV is not worth a penny, it is nasty, old and abandoned. It stinks and is an eyesore. I would love to know what to do with this RV, what is legal for me to do.

    The next RV has now been towed but was burnt by the owner who was trying to start the engine by pouring gasoline on its engine. I told him from September 2021 until March 2022 he needed to remove the RV since it was in the condition it was in. The owner refused to call me back after several attempts so I visited his parents home and allowed them to know the situation. They told me he was a mess to deal with and they have a hard time dealing with him their selves. I finally got a tow company to remove the RV from the property since he refused to pay rent or to remove the burnt RV and has been sitting in their lot since March. He owes me for rent from September 2021 to March 2022, tow fees, and clean up from the fire. I have been sending him invoices since I have taken over in September but he still refuses to pay me. What can I do to get him to pay his back rent, environmental clean up fees and tow fees? I love to hear suggestions, but would like to know what I can legally do to clean up my books on these two RV's.

    It sounds like you have done a good job of improving the operations at the facility. Requiring current registration and insurance goes a long way toward improving the overall appearance of a property. Beyond the Goldbook, I don't have much help for the first RV. With respect to the second, just be glad you have removed the eyesore and recovered a valuable space to rent. In my opinion, the cost of any further collection attempts is greater than anything you may recover.
