We do not allow any work on vehicles inside or outside of the units. It makes a big mess and guess who get to clean it up. Voice of experience

Under TSSA Ground Rules (36:6) must NOT change oil or fluids in vehicles or discharge liquids of any kind in spaces, halls, driveways, or common areas
I'd call it a blatant lease violation, then charge him for the cleanup and send him a 15 day notice of termination

This morning I came in and did my morning rounds and found a huge oil puddle in front of a unit. They even left behind an old part, bolt and I'm assuming left over pieces that weren't needed to install the new part. How would you all handle a situation like this? Legally is there anything that can be done about it?
