For starters, I would recommend consulting with a knowledgeable self-storage insurance carrier to determine how they can best insure your property. Do they require security cameras or a security fence to ensure your investment? Also, consider seeking input from the property tax assessor, your local building inspector regarding ADA compliance, accessibility rules and regulations, and the fire inspector for any width requirements between each one on the ground, the number of fire extinguishers legally required, and other relevant details.
As for software, I have been using Easy Storage Solutions since 2020. It has worked very well for me as a private owner operating with 136 units. Online software programs are costly, no matter how you look at it. Monthly fees, credit card processing fees, etc..
I have no experience with these shipping containers, having only built from the ground up and operated them since 2018. However, the longer you own and manage them, the more you learn and know, good or bad!
