From how we read the procedure in the Gold Book, for units like that we follow the below steps:
- When we cut the lock we have a second employee video so that nobody can say we removed any items.
- We then look through the items in the unit to see if there is anything that can identify the belongings. If so we make every attempt to contact them.
- If not, we post a letter on the unit stating that they need to contact the office.
- After 3 months of no contact, we then consider the unit abandoned and will either have our contract guy come clean it out or post it as a manager special/abandoned at our next auction.
We have had to do this with quite a few units we inherited during acquisitions.

I was doing a complete walk of our property and found a unit that had a customer lock on it. I cut the lock today and it was full of someone's holiday stuff.
I guess I could just get rid of the stuff, have a manager's sale or ???????
I redlocked the unit.
What would you do?
