    Job descriptions will vary with each company, but the general duties are similar with all self storage comapnies. Here are the RPM Storage Management LLC general duties for a self storage manager. 

    Self Storage Store Manager for RPM Storage Management LLC

    Welcome to the RPM family. Described here you will find the basic outline of duties of a self storage store manager and our companies minimum requirements. Although not considered to be all inclusive, this job description should provide a clear outline of general duties and expectations to be a successful team member at RPM.

    Job Summary : Responsible for managing and maintaining the daily operations of a self-storage property and providing a high level of service to our customers. In addition, if at a remote location, you may be asked to assist in the training of new hires as needed and implement duties or tasks assigned by the District Manager, Operations Manager or Marketing Director.

    Essential Duties and Responsibilities include the following. Other duties may be assigned.

    • Provide exceptional service to our customers.
    • Attend all webinars and required training sessions.
    • Maximize conversion of telephone and walk-inquiries into rentals.
    • Understand and explain the leasing process to customers.
    • Accurately manage cash and balance receipts.
    • Sell merchandise including packing and moving supplies and insurance to protect our customer's goods.
    • Maintain accurate records for each customer including contracts, insurance and change of address and correspondence to or from customers.
    • Conduct daily visual and space audits of entire facility as well as perform lock checks.
    • Prepare and make daily bank deposits.
    • Perform property maintenance both inside the facility and on the grounds including: sweeping, changing light bulbs and removing debris in storage units.
    • Effectively utilize computer systems in the Microsoft Windows environment, including accurate working knowledge of Sitelink and other operating software.
    • Utilize social media as instructed for marketing purposes.
    • Assist customers with truck rentals at some locations.
    • Consults the TSSA Goldbook as well as Company SOP and industry standard publications regarding proper operating procedures.
    • Responsible for collections of delinquent accounts as outlined in company Standard Operating Procedures.
    • Implement marketing strategies as instructed.
    • Supervise Assistant Manager at property and/or others as assigned.
    • Ensures Company standards are maintained at all times and complies with Company's Policy Manual.
    • Maintain Trello board for internal communication between corporate and store staff.
    • Take advantage of the many opportunities RPM offers for personal growth such as online business courses and Audible audio books (minimum of 1 book per month).

    Qualifications: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.     Education/Experience: A High School diploma/GED equivalent and at least two years of related experience and/or training in direct sales, retail and/or customer service is required. Leadership skills and experience supervising others is required. Preference is given for college work or degrees.
    Language Skills: Ability to read and write routine reports and correspondence, use a computer and present information to groups of managers, clients, customers, and the general public in English. Ability to read and understand documents such as operating and procedural manuals, safety rules and maintenance instructions. Ability to effectively present information and respond to questions from supervisors, customers, clients and the general public in English. Ability to communicate in Spanish is helpful.
    Math Ability: Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions, and decimals is required. Ability to compute rate, ratio, and percent and interpret graphs is necessary.
    Reasoning Ability: Ability to apply common sense understanding to carry out instructions furnished in written, verbal or diagram form and the ability to deal with problems, challenges and change is necessary.
    Computer Skills: To perform this job successfully, an individual should have knowledge of Microsoft Office tools including Word, Excel and Outlook.

    This is the Job description we have every manager sign at the time of hire. 

    JOB DESCRIPTION

    Supervising Manager and/or Site Employee

     

    Primary responsibility is to ensure the efficient operation of a self-storage facility.  This includes maximizing occupancy, controlling delinquencies, maintaining appearance to _____________ standards, working in a safe manner and promoting safety on the property at all times, and adhering to all _____________ policies.

    ESSENTIAL DUTIES AND RESPONSIBILITIES including the following:

                    Provide outstanding customer service at all times.

                    Be dressed in a professional and presentable manner at all times in accordance with our dress code standards.

                   While in uniform, present yourself in a professional manner, as you are a representative of this company.

                    Open and close the office each day in a timely manner.

                    Show and rent spaces.

                    Check-in and check out rental truck and trailer.

                    Answer telephone inquiries and provide assistance to tenants.

                    Count cash drawer daily.
                   
                    Process payments, balance drawer and make bank deposits daily.

                    Perform lock checks daily.

                    Clean spaces as vacated and hallways minimum of once a week. 

                    All community restrooms on the property must be cleaned and stocked daily.

                    Pick up all trash in common areas daily.

                    Keep office and restroom clean and organized at all times.

                    Control delinquencies through phone, text, email, and letters on a daily basis.

                    File invoices, receipts, refund requests, etc. in a timely manner.

                    File reports and leases of both current and vacated tenants immediately.

                    Keep petty cash up to date and balanced Daily.

                    Maintain manuals and operations logs.

                    Prepare weekly and monthly reports for management.

                    Perform minor maintenance as required on the property. 

                    Sell Locks, Boxes, and other merchandise as directed.

                    Properly execute insurance offering.

                   Marketing of the facility to increase leasing.

                    Maintenance of landscaping the premises.

    An employee will be required to follow any other job-related instruction and to perform other job-related duties for the day-to-day operational activities on the premises.

    EQUIPMENT USED:

    Computer, calculator, printer, scanner, fax machine, accounting software, car, golf cart, mop, broom, paintbrush, ladder, small tools, yard maintenance equipment, and other office machines as appropriate.

    QUALIFICATION REQUIREMENTS:

    To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.  The requirements listed below are representative of the knowledge, skill, and/or ability required.

    EDUCATION AND/OR EXPERIENCE:

    A high school diploma or general education degree (GED) is required.  Customer service, property management, accounts receivable or accounts payable, collections experience helpful.

    LANGUAGE SKILLS:

    Ability to read and interpret documents such as safety rules, operating and maintenance instructions, procedure manuals, and property laws.  Ability to write routine reports and correspondence.  Ability to speak effectively with customers or employees within the organization.

    MATHEMATICAL SKILLS:

    Ability to add, subtract, multiply, and divide into all units of measure, using whole numbers, common fractions, decimals, and percentages.

    REASONING ABILITY:

    Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.  Ability to deal with problems involving several concrete variables in standardized situations.

    CERTIFICATES, LICENSES, REGISTRATIONS:

    The employee must have a valid driver's license. 

    OTHER SKILLS AND ABILITIES:

    Basic typing, data entry, computer, and 10-key skills.  Bilingual ability (English/Spanish) may be helpful.
